A chimney is a brick or stone column standing exposed on all four sides, above the roofline, taking wind and driving rain that the rest of the property is sheltered from. Mortar joints go first, then the flaunching around the pots cracks, then water gets into the stack and tracks down into the roof space.
Signs your chimney needs attention: damp patches on the chimney breast inside, white salt staining on the brickwork, mortar dropping into the gutter, a stack that looks like it is leaning, or vegetation growing out of the joints.
